In order to get your Colorado real estate license, you must first complete your required education and pass your real estate exam. This test can be very challenging for many aspiring realtors. In fact, only 50% of people pass the real estate exam on the first try. Failing the exam can be costly, as it requires you to invest additional time preparing and delays your ability to begin your real estate career.
Preparing for such a high stakes and challenging exam can be both stressful and overwhelming, especially if you’ve traditionally never been a strong test taker. Fortunately, there are steps you can take to prepare more effectively and increase your likelihood of passing your Colorado real estate exam on the first try. The following tips will help set you up for success and allow you to take your exam with confidence.
Complete All Course Work
This first tip may seem obvious, but the energy and focus you put into your real estate courses will play a significant role in how well you understand the information that will be contained on the exam. Make sure to complete all of your course work, including all assigned reading. Take diligent notes on everything you read so that you can review these notes once you begin studying for the exam.
If you choose an online real estate course, you have the ability to choose the pace at which you work through the course materials. This is a huge benefit. However, it also puts additional onus on you to be proactive about covering everything in the course.
It’s understandable that you may feel compelled to cut corners and skip over certain items if you’re juggling a full-time job and family obligations while working through your online real estate course, but this approach will only make it more challenging to pass your exam. Putting in the time upfront to complete all course work will help you gain a more thorough understanding of the material that will be covered on the exam.
Practice Real Estate Math
Real estate math is an important component of your real estate exam. This math is not only important for passing the exam and getting your Colorado real estate license, but it will also be used in your daily life once you embark on your career as a realtor.
If math has traditionally not been your strong subject, you’re not alone. Many aspiring real estate agents identify math as their weakness as they study for their exam. Fortunately, you can learn to master these real estate math concepts by putting in additional time practicing the types of problems that will appear on your exam.
When you take Colorado Real Estate School’s online course, we cover real estate math in detail. In addition, we offer a fully interactive online tool with our real estate exam prep course to provide the robust reinforcement necessary to master these concepts.
Create Detailed Notes to Highlight Key Concepts
As you work through your real estate course, take notes on the key concepts being covered. The format of these notes should align with your learning and study style. They can be physical notes in the margins of books you’re reading, digital notes, flash cards, or any other approach that works for you.
As you start studying for the exam, reviewing these notes will be extremely helpful. It will help you reinforce the key concepts from your course work, and this repetition will be critical to your ability to master the subject matter.
Create a Cheat Sheet
While careful review of your notes is an important first step to mastering the information, it’s also a good idea to distill your notes into a cheat sheet that covers the areas where you’re the weakest. This may involve real estate laws, specific aspects of real estate math concepts, or any other item you may need additional help learning.
Make sure to include real estate vocabulary terms on your cheat sheet, as these terms will be referenced throughout the exam. Becoming familiar with industry-specific vocabulary is critical to your ability to pass your real estate exam.
Once you’ve created this cheat sheet, review it daily. This will help drill these terms and concepts into your brain, improving your ability to remember them on exam day.
Create a Methodical Study Schedule
There’s a tremendous amount of material to master for your real estate exam. Studying haphazardly will make it much more challenging to learn all of this information. To set yourself up for success, you should build study time into your daily routine. This will provide the consistency necessary to develop mastery of such a comprehensive subject matter.
In addition, you should be methodical about your study schedule. This will help you make the best use of your study time and ensure you’re able to retain the information. To do this, split your study time into the following sections:
- Information you’ve already mastered – This section should take up the smallest percentage of your study time. Make sure to briefly review this information to ensure you still retain it as you work through the other concepts you’re less familiar with.
- New information that needs to be mastered – Each day, you should be devoting a significant portion of your study time to learning new information that needs to be mastered. There are so many concepts to cover that you will need to work through the material in chunks. Being systematic about the way you chunk this material and diligently working through new concepts each day will ensure you cover everything during your exam prep.
- Information that needs additional reinforcement – When you review new material each day, some of it will click right away and move into the “already mastered” category. Other concepts may be more challenging to grasp and take longer before it’s mastered. Each day, devote some of your study time to reviewing recent items that still need reinforcement. This may be because you’re still not clear on what this information is about or because you simply need to spend additional time on it before you can remember the core points. By spending additional time on these items, you’re more likely to move them into the “already mastered” category.
While diligent daily studying is important, make sure you don’t overdo it. Studying on all your free time and neglecting your personal life isn’t a formula for success. Instead, it will lead to exhaustion and burnout. Make sure you still build in time for exercise, nurturing the personal relationships in your life, and rest. This will help provide the balance you need to get the most out of your study time.
Take Real Estate Practice Exams
The best way to become familiar with the format of the exam, the style of questions asked, and the way the subject matter material is covered is to take practice exams. In addition to becoming more familiar with the exam, taking practice exams will help you learn how to pace yourself to ensure you’re not spending too much time on any particular section. The more practice exams you take, the more comfortable you’ll become, and the more likely you are to feel confident on exam day.
The best way to incorporate practice exams into your prep routine is to start taking them periodically once you’ve reviewed the majority of material covered in your course work. This provides the consistency you need to become comfortable with the format. It also highlights areas where you’re struggling so that you can focus a bit more on these subjects in future studying.
At Colorado Real Estate School, we have a virtually unlimited supply of practice exams for you to work through. Our practice exams are patterned after the actual license exam and are updated to reflect the most current information being covered.
